<p>Why does this happen?  For a number of reasons:</p>

<li>First time buyers are very nervous about the commitment they are making and often, under stress, decide to think about a purchase in more detail and will often pull out to see if they can find a better deal.</li>

			<content:encoded><![CDATA[<p>Property is tenant damaged &#8211; can&#8217;t afford to fix it.  This is an all too common occurrence for landlord&#8217;s in the UK at the moment.  For some reason a minority of tenants deem it acceptable to cause thousands of pounds worth of damage to a property then leave without paying for it and sometimes not paying the last months rent either.  This can leave some landlords unable to afford to fix the problems and are therefore unable to rent the property out again and can often no afford to sell because the damage has devalued the property too much.</p>
<p>Look at this example.</p>
<p>Jimmy has a property in Essex worth £125,000 after the slump in house prices.  It is a 3 bed property that rents for £600 per month which he bought for £140,000 in 2007.  His mortgage is £125,000.</p>
<p>Jimmy had a tenant for 18 months who seemed lovely.  Paid their rent on time every month and the property was always kept tidy whenever Jimmy went round.  He was very comfortable with them and only went to the property when they reported a maintenance problem.</p>
<p>In Decmber last year, the rent was late for the first time.  Jimmy tired to make contact with the tenant without fail.  When he went to the house he couldnt believe what he found.  The property was in a terrible condition.  Some of the bathroom fixtures had been damaged, the carpet was heavily stained throughout, the kitchen work top had been severely burnt in a number of places and the sink had been leaking for some time ruining the cupboard underneath.  The property also needed painting throughout.  There was no sign of the tenant and no sign of the rent.</p>

<p>The most important part of doing what we do is making sure that whatever the method of selling &#8211; the seller must feel comfortable in their decision to sell in this way.  We must also remember that very often our solution is not the first choice for everyone whether it is a quick cash buyer, an assisted sale or an option purchase.  But it is a genuine real time solution that will work for people that cannot sell through &#8216;traditional&#8217; means.</p>
<p>Lets look at some examples.</p>
<p>Betty has lived in her 3 bed semi detached house in Birmingham for 47 years and is at the age now where she feels she needs to downsize to somewhere a little easier to get around.  She had a fall not long ago and had a knee replaced which is now causing her difficulty to get up and down the stairs.  Not far from her daughters house in Wales is  little retirement cluster with a one bedroom flat on the ground floor.  It has all the requirements she needs and thinks spending her days looking over the valleys can&#8217;t be a bad idea!  Her house is worth £200,000 and she had the property on the market for quite some time without success.  It seems people are put off by the flowery carpets and wood chip wallpaper.  But Betty has always taken pride in the decor of her house and would be upset if someone thought it wasn&#8217;t tasteful.  The retirement flat is available to buy for £90,000 and although has a high monthly charge for the services, Betty would be able to afford it comfortably if her house sold on top of the pension she gets every four weeks.  To make matters more urgent, Betty had another fall and has damaged her good knee and a move away from the house couldn&#8217;t come quickly enough at the moment.</p>
<p>What is Betty&#8217;s options?  She has it on the market but it hasn&#8217;t sold and has had little interest.</p>

<p>The investor would have finance to pay on the house, have to manage tenants, fix leaking pipes at 10pm on a sunday night, chase late rent and all the other stresses of a property investment.  So who has taken advantage of who here?!</p>
<p>Betty could of course continue to struggle with option a) or c) and who knows what the consequences may be.</p>
<p>So, what would you do?  Still think a cash buyer takes advantage of the seller.  We don&#8217;t.</p>

<p>It is estimated that one in three house sales will collapsed over the next 12 months for a number of reasons.  Historically house sellers have needed to be wary of being gazumped &#8211; the practice of finding a better deal at the last minute and pulling out of buying.  Now however the threat comes from the banks unwillingness to lend on such a large scale following the crisis of 2007 that has crippled half of Europe and made life so difficult for many people living and working in the UK.</p>
<p>It wasn&#8217;t long ago that banks and building societies were so willing to lend money they would offer a mortgage that was 125% of the value of the house you wanted to buy.  Putting that into context, if you were buying a house for £200,000 not only would they lend you all of that, but you could also borrow £50,000 EXTRA to do what you pleased.  Most lenders intended the money to go on improvements that would in turn improve the value of the house but in reality very little checks were made.</p>
<p>These days its very hard to get even an 85% mortgage.  So putting that in context to our example above, if you were buying a £200,000 house the banks now would only lend you £170,000 so you would have to stump up the remaining £30,000 yourself.  And that is providing the house doesnt get <a title="Independant article on down valuing" href="http://www.independent.co.uk/money/spend-save/the-curse-of-down-valuation-emerges-1825271.html">downvalued</a> by the mortgage valuation team.</p>
<p>In reality then, it would be no surprise if two in three house sales falls through on the information above and given the ongoing caution in the industry right now.</p>
